UTILITY CONTAINER COST

There is more on container modification costs, when we look at the option of an extra workshop or a third utility container. The latter will give living comfort a considerable boost.

I will deal with the Workshop first, because we can use that information with the third container.

Mind a workshop is not essential, but it is something to wish for.

1.THE WORKSHOP- what does it contain?

EXTERNAL.

  • A whirly bird
  • A personal door
  • A support post for roof access

INTERNAL

  • Wall frame with R2.5 EarthWool insulation
  • Wall cladding with Sisal craft foil.
  • 25mm Polystyrene with reflective foil on either side. This is named Green board.
  • Electrical circuit with incoming breakers, 2x 10m LED lights, a 3m LED light above any work station, a standard 10Amp circuit and a 15 Amp circuit, combined 10 double power points.

Workshop total:                                   $18,425

A reduction of $8140 to the living in basic container.

Mainly due to no floor tiles, no wall lining, less electrical work, and cheaper ceiling insulation. 

EXTRA OPTIONS:

If the workshop is for metal or welding, keep the floor just timber. But others may be good with glued on vinyl tiles:            Cost: $2800

A gutter as described in the first costs page, incl brackets.                    Cost:  $400

A roof access pole   Cost:  $200

You may want a larger personal door of 1100mm vs 920mm.

                        Extra Cost:  $500

New total with options:

                                                           $22,325

THE UTILITY OR THIRD CONTAINER. 

I am not trying to talk you around, because there are other alternatives, but is will surely be a treat. 

2. Now the third container is not for living in.

So, what is the minimum we can get away with. 

So you can get away with the reduced ceiling insulation, just foil wall covering and no floor tiling. 

Option one we combine pumps, laundry and storage. Then we need one extra personal door and one internal wall.

Cost door    $2750

Cost wall     $1000

Total cost    $3750

If we only need one extra door and wall, then total cost is “A” $3750

If you want 2 extra doors and 2 walls then extra cost is: “B” $7500

So we start with $18,425 and add option costs:

Total container cost for “A” is                 $22,175

Total container cost for “B” is                 $25,925

3. Recommendation about the sloping Laundry floor.

I would highly recommend that we install a sloping Villaboard type floor in the Laundry area. I have flooded my laundry many times when the washing machine pumped water out and the tub could not handle it.

All my sinks in the home have an overflow link to the drain, but the tubs do not have that.

The floor slopes towards the door and it is sealed at the edges with the walls. This floor costs $2145

This option does require 2 extra doors, (Option “B”) (that means this container has three doors) because the laundry is worked out on 3.6m length. The total cost will now be

                                                 $28,070

The total cost will now be Option “B” plus the sloping floor for $2145 Total:           $28,070

4. If you would like to have the internal walls in the third container covered with V- board, then the extra cost will be about               $4000
